M-Bus to BACnet IP: meters into building management

The building management system speaks BACnet, the meters speak M-Bus. The EMU M-Center sits in between, reads up to 250 M-Bus meters and provides the values as a BACnet IP device. At the same time, the same values go to billing and energy management.

Key facts

  • The M-Center is B-ASC certified as a BACnet IP device.
  • BBMD is supported, so the BMS can reach the M-Center across subnet boundaries.
  • D-Net number, port and device instance can be set.
  • BACnet IP is enabled by licence, article number 210.300.00.
  • MQTT, Modbus TCP, OPC UA and the file export run in parallel.

M-Bus request

The M-Center polls each Professional II over the two-wire line (REQ_UD2). The meter responds with its readings (RSP_UD).

Simplified illustration. Serial numbers, addresses and values are examples. In operation, the M-Center reads every 15 minutes by default.

Why a gateway instead of meters with BACnet?

Meters with their own BACnet interface are rare. Heat, water and electricity meters with M-Bus, on the other hand, are available from almost every manufacturer, and many buildings already have them installed. An M-Bus to BACnet gateway brings these meters into the BMS without replacing a single meter.

The M-Center does more than pass on the values. It knows every connected meter, logs every failed readout and stores all values in 16 GB of internal memory. If a meter stops responding, you see it in the M-Center. Without a gateway, this is often only noticed at the annual billing.

Settings in the M-Center

  • D-Net number of the BACnet network
  • Port for BACnet IP
  • Device instance under which the M-Center appears in the BMS
  • BBMD enabled: the M-Center can be read via the BBMD devices entered. It uses the two-hop broadcast method.
  • Continuous reading: the M-Center polls the meters continuously so that the values in BACnet are as up to date as possible.

With «Continuous reading», only the values at the time of the readout interval are stored. BACnet and the other interfaces receive continuously updated values in between.

Typical projects

  • Office building with BMS: electricity sub-meters per tenant, heat and cooling meters of the ventilation, all via one M-Center in the BMS.
  • Retrofit in existing buildings: existing M-Bus meters stay, only the gateway is added.
  • BMS and billing: the BMS reads via BACnet, the service charge billing receives the same values as CSV or Excel via (s)FTP or e-mail.

Frequently asked questions

Is the M-Center BACnet certified?

Yes, the M-Center is certified as a B-ASC (BACnet Application Specific Controller).

What does BBMD do?

A BBMD (BACnet Broadcast Management Device) forwards BACnet broadcasts between IP subnets. If BBMD is enabled in the M-Center, it can also be read from another subnet via the BBMD devices entered.

How many meters can I provide via BACnet?

Up to 250 M-Bus meters, depending on the M-Bus licence. Devices via Modbus RTU and Modbus TCP come on top, also depending on the licence.

Can I use OPC UA instead of BACnet?

Yes. OPC UA is a separate licence with article number 210.300.01 and can run in parallel with BACnet IP.
